BUYERS PLAN

As of August 2024, sellers can no longer offer compensation on the Multiple Listing Service (MLS). This shift means buyers must proactively address how their agent will be compensated. This is where our years of expert negotiation skills come into play.


Custom Concierge Realty has created a win-win solution for all our Buyers, which consists of a commission rate sliding scale for buyers based on the following:

  

  1. Seller’s Contribution.  As your exclusive representative, we negotiate the buyer’s agent fee with the seller to maximize your savings. The seller often covers all or part of the fee and may offer additional concessions. All fees and concessions are negotiated before your final acceptance.
  2. Time Invested. The less time we spend working with you to reach closing, the more money you will have in your pocket to go toward negotiations and closing costs.
  3. Buyer Procurement.  If you locate your ideal property before we do, and we negotiate all the terms and guide the process to closing, you save even more.

It's a win-win partnership that works!

IT HAS ALWAYS BEEN A MISNOMER THAT BUYERS DO NOT PAY A COMMISSION FEE

Sellers have consistently accounted for the full commission fee in the final purchase price they are willing to accept. The truth is that Sellers have always calculated the Buyer's agent's commission fee into the final closing costs; therefore, you have always been paying your portion of the commission, too!
